Located in the Neuhausen district of Munich, the Arnulfbogen is flanked by the Arnulfstraße as well as the Landshuter Allee. The area is characterised by residential and commercial buildings in a dense perimeter block development. The Rotkreuzplatz functions as the heart and urban centre of the city district. Neuhausen is an attractive residential area thanks to a lot of well-preserved building fabric dating back to the Gründerzeit (around 1870) and the interwar years, as well as extensive green spaces. In addition to modern glass structures, stylishly renovated apartments in authentic old buildings, studios, shopping and leisure facilities, Neuhausen also offers a great diversity of restaurants. Located on the grounds of Munich's former container railway station, the Arnulfpark to the south of the object is a new city district with modern residential and office buildings as well as cultural facilities, shops, a park and kindergartens. Prominent urban landscape features in the neighbourhood include the Mercedes tower, the Ernst & Young building, the central bus station and new constructions along the overground suburban train (S-Bahn) line. Many green spaces and parks make Neuhausen a city district offering a high quality of life.  Excellent transport connections are provided by the close proximity of the Arnulfbogen to the central ring road (Mittlere Ring) and the main S-Bahn route. The ring road connects all major traffic axes of the city. All S-Bahn trains (including the S1 and S8 to the airport) stop at the S-Bahn station Donnersbergerbrücke, which is only a walking distance of 5 minutes away. Munich's central railway station (Hauptbahnhof) is two stops along the line and provides access to the short- and long-distance transport network. Another quick way to get into town is by underground train (U-Bahn), with a station conveniently located near the Mailingerstraße. The office building is a six- to seven-storey reinforced concrete frame structure with a natural stone/glass façade partly incorporating a thermal insulation composite system. 266 parking spaces are provided on two levels in the building's underground car park. Further features include a raised floor, two elevators in each entrance area with superior fittings and furnishings, light metal windows, external sun protection, as well as a ventilation system with supporting cooling and district heating. Dwelling units with one- to three-room apartments are accommodated in the neighbouring residential building. Access is via two building entrances, each equipped with an elevator.
