Objektbeschreibung

The building planned by Daniel Libeskind has a central location in the inner city of Düsseldorf. It is well connected to the traffic infrastructure, not least through a newly constructed tunnel, as well as to the local public transport network. A considerable proportion of individual traffic is shifted below ground through the road tunnel construction. The object requiring analysis is a six-storey complex composed of two structures – House Königsallee and House Hofgarten – connected via a bridge. A basement and underground parking construction consisting of four levels is located under the complete object, with infrastructural connections via the underpass.  The Kö-Bogen will be a commercial building with retail outlets in the three lower storeys and offices in the three upper storeys. The excellent location offers ideal conditions for a mixture of large flagship stores and high-quality boutiques, which is unique in Düsseldorf. Most shop entrances are on the Schadowplatz side and benefit from the huge numbers of passers-by, with frequencies regularly achieving top values in Düsseldorf. The larger flagship stores occupy three storeys. Smaller one- or two-storey shops face the arcade. The anchor store of the complex occupying the middle of the eastern building block is also accessible via the arcade.  Utilisation of spaces looking out on to the Hofgarten (a central park in Düsseldorf) is reserved for the food and beverage sector, possible in combination with a cultural focus; outdoor areas can also be used in the summer months. A two-storey mall could alternatively be realised in the eastern building block, while at the same time providing better accessibility to the core zone. This flexible basic concept allows response to medium-term demand trends reflecting the market situation. Offices are located in attractive spaces on the upper floors. These offer unique views in every direction and give the claim of "working in the heart of Düsseldorf" a new benchmark.
