Rehabilitation of 66 buildings in North Germany

Objektbeschreibung

The portfolio of Colonia Real Estate AG includes residential buildings in North Germany in three different locations: Elmshorn-Hainholz, Elmshorn-Morthorststraße and Itzehoe-Edendorf, about 35 to 55 km to the north of Hamburg. The objects are 66 houses in total, with 8 high-rise buildings and 58 parallel row "Zeilenbau" buildings constructed between 1962 and 1970. The four types include:
Type 1:    7 high-rise buildings with 9 residential storeys each and 45 accommodation units in two different locations. Each high-rise building has a usable living space of 2,940.25 m² and an average apartment area of 65.34 m².
Type 2:    1 high-rise building with 7 residential storeys and 42 accommodation units with a total usable living space of 1,347 m² and an average apartment area of 32.07 m².
Type 3:     41 parallel row "Zeilenbau" buildings with 4 residential storeys and 902 apartments with a total usable living space of 62,007 m² and an average apartment area of 68.74 m².
Type 4:     17 buildings with 3–4 residential storeys and 318 apartments with a total usable living space of 16,609 m² and an average apartment area of 52.22 m².

Energy savings of 30–40% were achieved by means of energy renovation measures conducted on the buildings, which included roof and cellar ceiling insulation, fitting exterior insulation and finishing systems with a bright and friendly colour design, as well as new windows. This provided access to one part of the project financing plan, and the reduced cost of utilities was reflected by stability in the gross rents payable. The general attractiveness of the object was considerably increased by supplementary technical renovation including renewal of entrance areas as well as sanitary and electrical installations, elevator replacement and other previously neglected investment in fire protection facilities.

Additional renewal/creation of green spaces, playgrounds, paths and furnishings, as well as establishment of a kindergarten gave rise to a significant improvement in the quality of living conditions and life in the entire residential quarter. The revitalisation of the corresponding areas of the city resulted in a measurable preservation of value of the objects. The primary aim was to encourage young families to move in and to create a social mix composed of high-capacity and socially weak elements.
