This object is a high-quality architecture office building situated in Frankfurt's Westend. The existing office ensemble is composed of a 16-storey high-rise building located in Ulmenstraße 23–25 and a second 6-storey structure, which is perpendicular and adjacent to the first part and located in Guiollettstraße 44-46. The complex has its own underground parking facilities. The prime Westend location has a lot to offer: direct proximity to the financial district, main railway station and the concert hall Alte Oper, coupled with the quiet exclusiveness in the middle of an excellently preserved Gründerzeit style residential area. The object, now generally referred to as westendFirst, was originally built as an office tower in 1971. The property had been vacant for a number of years at the end of 2002 and was considered unmarketable by real estate experts. A real estate company and the Swiss architect Max Dudler developed a concept for revitalization and repositioning of the property. This was realised by renovation and conversion of the existing building to the architectural and technical standard of a new building able to meet the requirements associated with its exclusive location. The project involved stripping to the shell including removal of the entire façade between 2004 and 2006, followed by addition of one storey to each building, reconstruction and placement of a modern curtain wall steel-glass façade inspired by the Chicago School. Two separate entrance areas in combination with a variety of different office types guarantee a high degree of flexibility with regard to division into various rental units. Fittings and furnishings are high-quality, energy-saving and environmentally friendly, while a low energy concept was implemented in the construction itself and the building services. The prime property finally created in Frankfurt's Westend was fully rented within only one year thanks to extensive marketing activities. Both the architecture and overall concept of the building gained international recognition with a nomination for the 2008 MIPIM Award.
