Between 2007 and 2009, the “Die Welle” project in Karlsruhe-Durlach saw the creation of an office building that combines architectural sophistication with economic usability. Designed by Essari + Lequime GmbH, the complex comprises around 10,000 m² of office space in three construction phases. The first two phases, covering around 7,200 m², were completed in November 2008, with the third phase, covering a further 3,000 m², following in October 2009. The reinforced concrete construction with non-load-bearing exterior walls allows for a high degree of floor plan flexibility and enables long-term adaptations to different user requirements. Colored aluminum panels and a green roof with a terrace characterize the appearance and offer functional added value at the same time. The building has proven itself as an established office location in Karlsruhe. Its modular floor plan supports a wide range of usage concepts and ensures a high degree of third-party usability. The property thus offers long-term stability and attractiveness for national and international tenants.
Today, “Die Welle” is managed by LBBW Immobilien on behalf of a HANSAINVEST fund product. The combination of institutional fund structure and professional management ensures sustainable value development and makes the building an attractive investment property for investors who value flexibility, architectural quality, and secure returns.
