The residential and commercial building at Lieberweg 42 in Munich was completed in 2017. The property combines large-scale retail space on the ground floor with residential space on the upper floors. The anchor tenant on the ground floor is an EDEKA supermarket, which serves as a permanent local supplier for the surrounding area. On the floors above, 38 apartments have been built, which are intended for both permanent rental and temporary use concepts. According to the Bavarian Chamber of Architects, the building has a usable area of around 3,500 m² and has an underground car park, which ensures access for retail and residential use. The concept thus combines stable commercial use with flexible residential use, creating a functional mix within a neighborhood location.
In 2020, the property was transferred to Praeclarus LW GmbH & Co. KG and has since been part of the Praeclarus Group's portfolio. The property is thus managed under professional asset and property management with the aim of long-term value development and alignment with ESG criteria. The property therefore represents an inner-city combination of uses that addresses both the supply situation and the demand for living space in Munich.
